Our prices are per room per night and include Bed & Full Scottish Breakfast and VAT at 17.5%.
*Winter Weekends - we have a minimum 2 night policy for guests who wish to stay with us over the weekend (Fri & Sat), during the winter months.
Bookings over the New Year period must be for a minimum of three nights.

Cancellation Policy:
We accept cancellations up until 48 hours before arrival with no charge. Cancellations less than 48 hours before arrival will be charged for the 1st night stay unless we can re-sell the room. In the event of a guests non-arrival without the cancellation of their reservation, the full amount agreed for the reservation will be deducted from the card used to secure the booking.
Children
We are always pleased to have well behaved children about the house. Special rates apply for children under 12 years old. Please contact for details of tariff.
